Concrete slab contractor in Port Orange: pads, floors and where the lines fall
A concrete slab is any flat, formed pour that carries weight. That covers the pad under a shed, a garage floor, a pad for an RV or boat, a workshop floor, and the base for a generator or air handler. In Port Orange each one hits its own size line, setback or drainage rule. Those rules shape the design before the concrete does.
We sort the work by what the slab holds up. This page is for sheds, detached garages, workshops and equipment pads. A slab under a house or addition is a footing job, so head to our foundation page. Barn, metal building and barndominium floors belong on the pole barn page. For a car pad plus the apron, try the driveway page.
Shed pads: the 120 sq ft line in Port Orange
The city's Permitting Guide has a "Shed 120 Sq. Ft. or More" permit and asks for a survey, sealed drawings and anchor details. The anchor detail brings the slab layout into it, since the shed's tie-down points and the pad's edge have to match.
Setbacks grow with size under the special setback rules. A storage building up to 120 sq ft sits 5 feet from the property line. From 121 to 250 sq ft, it moves to 10 feet from the rear and side lines, or the house's side setback if that's less. From 251 sq ft, it follows the house's setbacks. A 10 x 12 pad is exactly 120, but a 12 x 12 is 144 and crosses the line.
Under Port Orange's HB 803 guidance, accessory structures count as structural work, so the under-$7,500 exemption doesn't apply, and it's void on any lot in a flood hazard area. In unincorporated Samsula, county Code Sec. 72-277(d) lets a shed of 480 sq ft or less on a single-family lot go up without a shed building permit, as long as it still meets the accessory and flood rules. If your size sits near one of these lines, we check it first at the site visit.
